With economic predictability, the Córdoba market is reactivating and developers are planning new projects

Córdoba ranks among the Latin American cities with the highest increase in the value of the square meter over the past two years. Economist Federico González Rouco stated that the price is still 15% below the level it should be. Macroeconomic predictability allows developers to plan long-term investments.
According to Empiria Consultores, the price of the square meter in Córdoba increased by 24% between March 2023 and March 2025. The lag in values is explained by the abundance of used properties for sale. That phenomenon slowed the construction of new units, but an upturn is expected in the coming months.
Rouco highlighted that more is being sold than built, which anticipates a sustained rise in prices. Lower supply and growing demand create positive pressure on the market. He stated that this scenario creates opportunities for developers.

Housing deficit and growing demand
Every year in Argentina, 300,000 families are formed, but only 140,000 homes are built in the formal market. This gap fuels a "demand pool" that the private sector seeks to cover. The economist warned that this lag boosts the future growth of the real estate sector.
Since 2011, Argentina's per capita GDP has fallen by 13%, which has affected the ability of younger people to access housing. Among those aged 30 to 40, the number of homeowners dropped from 64% to 52%, according to Indec data. The lack of mortgage credit also limited access, with just 0.1% of GDP in Argentina.
Rouco emphasized that developmentalism has "great opportunities" in the long term. With prices still low and a housing shortage, the market's potential is considerable. The current stability facilitates the planning of large-scale projects.

Bugliotti projects 30% growth
At a business meeting, Bugliotti Desarrollos Urbanos announced that it will build 13,932 m² (44,722 square feet) between 2026 and 2029. In the last decade, it had built 10,484 m² (34,400 square feet), which implies a 30% increase. The company founded by Atilio Bugliotti thus reaffirms its commitment to Córdoba.
Carolina Bugliotti, the company's commercial manager, highlighted that "the next four years" will mark a leap in production. The developer will deliver its Naranjos 6 building in the General Paz neighborhood at the end of the year, with 21 premium apartments, 18 of which have already been sold. Meanwhile, it is moving forward with Naranjos 7, Naranjos 8, and Naranjos 9.
The private sector is once again planning in a context of economic certainty. The combination of low supply, growing demand, and macroeconomic stability is driving the real estate sector. Córdoba thus consolidates its position as one of the most attractive real estate markets in the region.
