The Cordoba-based firm is making progress in new sports assets after completing key operations in motorsports and housing

Grupo Dinosaurio has moved forward with the purchase of two adjacent properties in Malagueño, where the conglomerate plans a regionally scaled development. The acquisitions included 10 hectares (24.7 acres) belonging to the TierrAlta urbanization and the iconic Pro Racing complex, integrating a space totaling ten hectares (24.7 acres). The transaction confirms businessman Euclides “Tati” Bugliotti's interest in an area experiencing strong growth in residential, commercial, and industrial activity.
The incorporation of the Pro Racing property provides valuable infrastructure for future uses, as it features equipped warehouses and spaces adaptable to new formats. That space had previously housed workshops, recreational offerings, and areas related to motorsports, which facilitates its conversion to commercial or entertainment activities. With both plots unified, Dinosaurio is analyzing alternatives that would allow the company to take advantage of the location and the unmet demand in the corridor.
Among the possibilities under consideration is the installation of a Súper Mami, since Malagueño and Villa Carlos Paz lack large commercial spaces to meet the needs of a growing population. The company is also evaluating the addition of movie theaters and leisure spaces, incorporating two play areas that Francisco Bugliotti will develop with imported technology. The company is not ruling out moving forward with a hotel later, replicating models the group has implemented in other towns in the province.

A project conditioned by urban planning regulations and ongoing roadworks
The final definition of the complex will depend on the land use permitted by current local regulations, a matter the group has already begun discussing with the municipality. That stage will be key to determining which areas may be allocated to open-air commercial proposals or to the reuse of existing warehouses. The objective is to achieve a flexible development that combines services, entertainment, and new internal circulation areas.
The explosive growth of Malagueño is driving the project's outlook, as the area is adding residential developments and industries that increase the demand for infrastructure. Bugliotti believes the city will experience a significant demographic boom in the coming years, which reinforces the need for larger-scale commercial complexes. The location along the corridor connecting to Carlos Paz adds strategic value that the group seeks to capitalize on.
The company must also consider improvements to access and services, since the area still lacks the infrastructure to accommodate a large-scale development. The highway frontage road is currently being expanded, which will facilitate vehicle access once the work is completed. However, it will be necessary to solve the connection with the bridge leading to Costa Azul and the Variante Costa Azul, where adjustments are planned to ensure safer circulation.

The progress of the solar park and the diversification of ongoing projects
Meanwhile, as the company finalizes its entry into Malagueño, the group is preparing to inaugurate a solar production complex that will supply energy to all its operations. That development consists of three parks with a combined generation capacity of over thirty megawatts, located near Deán Funes. The electricity produced will directly supply the company's branches and allow surplus energy to be fed into the provincial grid.
The commitment to renewable energy is complemented by the expansion of the Súper Mami on Route 20, where Dinosaurio is already working on a project with a larger commercial area. The project includes new operational areas and adjustments to internal circulation to accommodate customer flow. At the same time, construction is progressing on an additional tower in Milénica V, expanding the supply of apartments in the Sagrada Familia area.
Another significant initiative is the transformation of the former Orfeo Superdomo, which will be converted into a service center under the name Orfeo Plaza. The project will incorporate consulting rooms and specialized spaces through a complex intervention that preserves the original façade. The company plans to complete this conversion before the end of 2027, marking a new use for one of the group's most iconic buildings.
