The discussion about in-person attendance and remote work generates different approaches among generations and companies. Companies are designing policies adapted to new expectations. Generation Z seeks autonomy and efficient use of time, while traditional leadership still associates productivity with daily attendance at physical offices.
Spotify reinforced its remote scheme under the "Work from Anywhere" policy, which requires only one in-person meeting per year to foster connections and creativity. In contrast, Big Box eliminated home office and returned to full in-person attendance in 2025, highlighting the in-person nature of its service. Globant and Mercado Libre closed physical offices as a cost-saving strategy and relocated staff to remote schemes.
Each company adopts a different model, and there is no single format that guarantees success. Adapting to the interests of talent will be key to maintaining competitiveness. "The challenge is to attract a generation that doesn't seek promotion as its main goal, but rather learning and continuous development," said Julián Blausztein.

Local situation in Córdoba
The city is consolidating itself as the second largest Argentine market, with a predominance of traditional buildings and emerging development in class A and B+ segments. Security, accessibility, and connectivity are key criteria, especially for companies with a large number of young employees who prioritize public transportation and parking.
Each area shows its own characteristics: Nueva Córdoba and the downtown area offer central connectivity; the northern area and Airport concentrate class A growth. In the south, there is vacancy in high-end buildings, with 25,000 square meters (269,098 square feet) available, in addition to new smaller-scale projects.
In Villa Allende there are three projects under construction with offices; meanwhile, in the southern area, a similar project is advancing, and in Portal del Abasto, construction has not yet begun. The class A rental range is between U$S 9 and U$S 15 per square meter plus VAT. Contracts are agreed in dollars or pesos with adjustments based on CPI or construction costs.

Projections for the coming years
Trends show interest in sustainable buildings, professionalization in asset management, and shared-use spaces under the flex office concept. Additional services, such as hydration stations or healthy snacks, are added as differentiating elements when attracting young talent.
"Córdoba is undergoing a structural transition in the office market. Flexibility, efficiency, and location are the keys to the future." According to analysts, class A office vacancy will be absorbed with the partial return to in-person attendance, which would drive a recovery in the first half of 2026.
An improvement in occupancy would create attractive conditions for investors interested in new developments. Possible municipal incentives are also being considered, although today they are very unlikely. "It may be an opportunity to entice companies to settle in the satellite cities of Córdoba Capital," emphasized specialist Mariana Geimonat.
