Less taxes, more formal capital, and the return of mortgage credit have changed the incentives to invest in the Argentine real estate market

In the last two years, something happened that, for me, is still not fully incorporated into prices: the incentive framework for investing in real estate in Argentina changed radically. It was not a single measure. There were several.

1. The ITI was eliminated

In July 2024, the Property Transfer Tax was repealed.

It was a tax of 1.5% on the transfer value that generally applied to individuals selling certain properties acquired before 2018. Today, that tax no longer exists.

2. Capital Gains Tax on property sales for individuals was eliminated

As of January 1, 2026, individuals and undivided estates were exempt from the Income Tax on the results of the sale of properties that were subject to the regime applicable to properties acquired since 2018.

That is to say: the tax on the profit obtained from those transactions also disappeared.

3. Residential rents were exempted from Capital Gains Tax

Also, as of January 1, 2026, profits obtained by individuals from renting properties intended for residential use were exempt from Capital Gains Tax.

This directly improves the net yield of having a residential rental property.

4. Capital amnesty was implemented

Law 27.743 created the Asset Regularization Regime in 2024.

It allowed the declaration of up to USD 100,000 without tax and also regularized larger amounts under certain conditions. Additionally, the funds could be allocated to authorized investments, including certain registered real estate projects.

This allowed a mass of savings that was outside the system to be reinvested.

5. The Tax Innocence Law was created

At the end of 2025, Law 27.799 was approved, and in February 2026, the Tax Innocence Regime was regulated.

Among other modifications, it created and protected a simplified Income Tax regime aimed at reducing the burden that wealth variation had as a control mechanism and facilitating the incorporation of savings into the formal circuit.

For a country where there has historically been a huge amount of dollars outside the system, it is a significant change.

6. The momentum for mortgage credit returned

In August 2026, the Government announced a new mechanism to channel up to $2 trillion from the Sustainability Guarantee Fund to banks through long-term UVA deposits.

These resources must be allocated to mortgage loans for first homes. With current average amounts, the Government estimates that they could finance approximately 17,000 to 18,000 families.

And the credit has something particularly important for real estate: it brings in buyers who previously could not access the market.

When you put all the measures together, the change is enormous:

  • Less tax to sell.

  • Less tax to rent.

  • Capital that returned to the system through amnesty.

  • Greater ease in channeling formal savings into investments.

  • And mortgage credit is back.

This does not mean that prices have to rise automatically. But it does mean something much more concrete: today there are more incentives to buy, invest, rent, and sell properties than there were a few years ago.

And when at the same time you have relatively lagging prices and a demand that is starting to regain financing tools, for me, it is worth paying close attention to Argentine real estate.
