National Government begins auction of state-owned land in Córdoba and will strengthen reserves

The sale will boost urban development and improve the liquidity of state assets in the capital city and surrounding areas

The Nation will auction a 2,796 m2 (30,110 square feet) plot at Humberto Primo and Tucumán, Córdoba capital, as part of a national plan. This is the first property in Córdoba included in the initiative to dispose of 400 state-owned properties across the country. The lot has belonged to the State since 2005 and is under the jurisdiction of Arca, acquired with the intention of building offices that were never constructed.

The plot is 50 meters (164 feet) from the main headquarters of Epec, 100 meters (328 feet) from the Naranja X building, and near the riverfront. According to the terms, it is unoccupied, in fair condition, and located in an area with residential buildings, businesses, and public offices. The Appraisal Tribunal calculated a construction capacity of 18,508 m2 (199,220 square feet), suitable for housing, offices, and commercial premises, increasing its appeal.

The total area of the lot is 2,796 m2 (30,110 square feet), with 121 m2 (1,302 square feet) covered and 20 m2 (215 square feet) semi-covered, and the starting price is U$S 1,104,313. Each bid must exceed the minimum increment of U$S 16,600, as established by public auction 392-0062-SPU25 of AABE. The sale will be conducted electronically through Subast.Ar on October 6 at 14:00, with registration closing on September 29.

Milei's government announced in 2024 the sale of 400 properties nationwide, including four located in Córdoba. Among them is a central plot at the corner of Humberto Primo and Tucumán, and three lots in Malagueño alongside the Córdoba-Carlos Paz highway. These plots currently house the Sociedad Rural de Córdoba, the Mercado Cooperativa San Miguel, and several homes of families settled in former Army properties.

Requirements and benefits of the auction for the successful bidder

The buyer must carry out permanent works equivalent to 80% of the authorized construction area within a maximum period of 96 months. An initial payment of 10% is required within 15 days after the award and an additional 10% within 30 days. The remaining balance must be paid within 60 days, and the successful bidder must assume environmental remediation and hold the State harmless.

Additionally, AABE will receive a commission of 2% of the appraised value, equivalent to U$S 22,086, as part of the buyer's obligations. The construction commitment ensures that the land will not remain idle and that real estate development will be caused to increase the urban value of the downtown area. This auction helps strengthen the State's dollar reserves and allows for the optimization of idle public assets that generate costs.

Protection of La Perla Chica and judicial measures

The "La Perla Chica" site was declared a Site of Memory in November 2023 by the National Secretariat for Human Rights. In November 2024, the Federal Court issued a "no innovation" order on the land to protect it and preserve remains of victims of crimes against humanity. Various actors, such as the CGT Córdoba and the Provincial Human Rights Board, rejected the sale and highlighted the historical and judicial importance of the property.

These groups questioned the sale of the La Perla Chica property even though it is a National State asset. They consider that the lot has symbolic value, although the auction will not affect judicial investigations or the preservation of remains. In this regard, protection measures remain in force and the sale doesn't imply modifying the protected area.

The opposition of these groups to the auction reflects a perspective that prioritizes rhetoric over effective management of public assets and optimization of State resources. The sale would allow revenues to be allocated to strengthening dollar reserves and promoting urban developments that benefit the city, without compromising historical memory or ongoing judicial investigation.
