The private sector confirms its strength in Córdoba with the confirmation of 6 large-scale commercial projects. These are 3 new shopping malls and massive expansions in the existing ones that defy negative forecasts. Genuine investment ignores speculation and bets on the recovery of in-person consumption.

A market estimate indicates that the city's commercial area will grow by at least 45% over the next 5 years. The business groups Dinosaurio, Proaco and Infinito are leading the construction of the new structures with their own capital. Added to this are the expansion works at Nuevocentro, Córdoba Shopping and Paseo del Jockey.

The momentum is due to the expectation of a reduction in the national fiscal deficit and the gradual opening of markets. The recovery of business confidence is the key to unlocking these productive funds. Eduardo Elsztain, from IRSA, confirmed that occupancy averages 97.8% in his complexes.

Opening to the world and new brands

Commercial freedom facilitates the arrival of international giants such as the sports chain Decathlon at Nuevocentro. The Pocito by Proaco project will open its first commercial stage of 8,000 m2 (86,111 square feet) in March 2027. Meanwhile, Paseo del Jockey is adding 8,000 m2 (86,111 square feet) this year to connect with the historic castle. The expansion of the offering includes more movie theaters and dining options.

Megaprojects without state money

The Infinito Open Mall development plans 150,000 m2 (1,614,587 square feet) of covered space with 253 stores and an arena stadium for shows. Euclides Bugliotti will reactivate the site of the Love development in El Tropezón with a vertical format of 12,000 m2 (129,167 square feet). The new Dino Mall will have a supermarket, retail stores and underground parking. The businessman is once again betting on bricks to generate value in a strategic area.

The profitability of the commercial real estate business is sustained thanks to contracts updated above inflation. The private sector demonstrates that it is the only engine capable of generating genuine employment and wealth. Córdoba is preparing to compete with a world-class offering.
