Thanks to the deportation of illegal immigrants policies promoted by President Donald Trump, rental prices in the United States real estate market are falling significantly, according to data released by the White House and by U.S. media outlets.
The impact is being recorded in cities with a high concentration of undocumented immigrants, where the reduction in housing demandis putting downward pressure on prices.
The information was released by the White House on social media, which directly linked the deportations carried out by the Immigration and Customs Enforcement (ICE) to the evolution of housing costs. According to the data cited by various media outlets, in 14 of the 20 metropolitan areas with the largest population of undocumented immigrants there were year-over-year declines in home sale prices during December.

In contrast, only three metropolitan areas showed price increases, which were identified as "sanctuary cities," that is, districts where local authorities maintain protection policies for illegal immigrants in the face of federal deportation operations.
The behavior of rental prices also showed marked differences depending on the city. One example cited was San Antonio, where rental values fell significantly after construction companies developed numerous apartment complexes in anticipation of a greater flow of immigrants in 2025. That expected population growth apparently did not materialize to the anticipated extent, which led to a greater supply of available housing.
In the opposite direction, rents recorded slight increases in Seattle. This occurred in a context in which far-left Democratic politicians promised to protect undocumented immigrants from Immigration and Customs Enforcement (ICE) operations, which sustained housing demand in that metropolitan area.
The analysis contrasts this situation with what happened during the administration of former Democratic President Joe Biden. During his term, home and rental prices soared when his administration received a wave of approximately 14 million immigrants, both legal and illegal.

In that same period, there were also increases in other areas of the everyday economy, such as car prices, gasoline, and automobile insurance.
Currently, in Minneapolis, for example, rents have fallen by almost one percent while deportations promoted by Trump continue. According to Yahoo Finance on December 30, this decline is due to less pressure on the market. "The modest decrease suggests softer demand," Yahoo noted.
Taken together, the data show that deportations are influencing the dynamics of the real estate market, especially in cities with a high presence of undocumented immigrants. The reduction in housing demand is a key factor in explaining the drop in rents.
